A different approach to estate and block management
Encore does not generally sub-out cleaning, gardening or general maintenance to multiple external contractors. A different approach is employed in an effort to increase estate attendance hours, improve standards and reduce service charge expenditure.
Uniformed caretaking staff
Encore directly employs its uniformed caretaking staff, which means that not only will residents see the same familiar face week in week out, but they will also have a regular point of contact should they have any comments or concerns regarding the estates.
Ownership and pride
Our caretakers are encouraged to take ownership of the estate, which in turn generates a sense of pride in their work. This also means that Encore has total control over the quality of work that is carried out. Frequent Estate Manager visits are conducted and quality control reports produced for all locations to further monitor performance, with Encore encouraging input from residents at all times.
General duties
- Lobby, staircase, lift and corridor cleaning
- General maintenance (including replacing light bulbs and touching up of paintwork)
- Maintaining and cleaning refuse areas (bin stores and recycling facilities)
- Maintaining gardens, grass cutting, leaf collection and sweeping hard landscaping and paths
- Site safety (including site signage, salt bins and gritting)
- Managing of site water pumps
- Managing car parks (ventilation, entry/access points)
- Routine health and safety checks, including emergency lighting and fire alarm tests.
