The head lease

Encore is engaged by either the freeholder or the developer to manage the development within the terms of the head lease, in place to protect not only the landlord, but also the lessees.

We have experience in handling information requests from residents and dealing with enquiries from all parties. The head lease is specific to the estate.

Sub-letting
If lessees wish to sub-let leasehold properly, Encore can make the necessary arrangements. We will ask for certain information, such as your contact address and your letting agent's details  (if any), so that we can obtain permission from the landlord and avoid some of the pit-falls of sub-letting.

In order to permit sub-letting, Encore will require the following information:

width=12 Written confirmation from the mortgage lender (if any) approving the sub-letting
width=12 A copy of the proposed tenancy agreement, which must stipulate that the sub-tenants agree to abide by the covenants and obligations in the headlease
width=12 References for the sub-tenant, including one from a bank or building society and ideally a former landlord
width=12 Appropriate contact details to which the issue notice for the collection of ground rent and service charge can be sent
width=12 The name of any key-holder (e.g, a letting agent) who is contactable in the case of an emergency for necessary access.
