Property management: getting set for Spring

As the darker winter months fade and the evenings begin to feel lighter, the arrival of spring on 20 March signals a welcome change for many residents. While spring weather in the UK can still be unpredictable, it’s an important time for us as managing agents to check, refresh and prepare your building and shared spaces for the months ahead.

You may remember our earlier blog, Preparing Developments for Winter, which focused on planning ahead during the colder months. Spring is another key point in the annual maintenance cycle. Alongside regular services such as communal cleaning and grounds maintenance, this is when we carry out a range of seasonal checks and deeper works — including gutter clearance, jet washing and internal deep cleans.

As temperatures start to rise, our teams turn their attention to any wear and tear caused by winter. This could mean identifying minor repairs, scheduling follow-up works, or simply giving communal areas a thorough “spring clean” so they feel safe, fresh and well cared for. Below is an overview of some of the checks and maintenance activities you may notice taking place around your development at this time of year.

Spring and climate change – what’s changing?

Spring in the UK is changing. Average spring temperatures are rising, plants and wildlife are becoming active earlier in the year, and we’re seeing more intense rainfall and sudden weather shifts. For property managers, this means drainage systems need closer attention, planting schedules may change, and buildings must be ready for heavier downpours as well as warmer spells. These seasonal checks help us stay ahead of those challenges and protect your home and shared spaces.

Landscaping and Green Spaces

Spring is when communal gardens and green areas begin to come back to life. Our teams assess tree safety, trim shrubs, clear winter debris, feed lawns and prepare planting beds. Grounds maintenance plans are tailored to suit each development, helping outdoor spaces look their best as residents start to use them more often.

Gutters and Downpipes

Gutters and downpipes play an important role in protecting buildings from water damage. Over winter, they can become blocked with leaves, moss and debris, which can lead to overflow or leaks. We inspect and clear these systems to ensure rainwater is directed safely away from the building.

Communal Flooring and Entrance Areas

Mud, grit, salt and moisture can take their toll on shared indoor areas during winter. In spring, we check entrance mats and floor finishes for damage or staining and arrange deep cleaning, repairs or replacements where needed to keep entrances safe and welcoming.

Roof Inspections and Leak Monitoring

Where access allows, we carry out visual checks of roofing areas to look for signs of damage or leaks. In buildings where roof access is limited, we monitor communal interior areas and inspect externally from ground or podium level.
Many developments also have roof-mounted systems, such as mansafe equipment, which are inspected as part of scheduled servicing. If repairs are needed but weather-dependent, we plan these for more suitable conditions.

Hard Surfaces and External Areas

Paths, car parks, decking and paved areas are reviewed for both safety and appearance. We look out for cracked slabs, surface wear or faded markings, arranging jet washing or repairs where necessary to reduce trip hazards and improve presentation.

Estate-Based Facilities

On estates with shared amenities such as play areas or sports facilities, equipment and surfaces are checked for signs of wear following winter use. Any required cleaning or minor maintenance is arranged so residents can enjoy these spaces safely as the weather improves.

Windows and Access Points

Spring is a good opportunity to check communal windows and doors. We review seals, fittings and paintwork, and arrange routine window cleaning where applicable to improve light, visibility and overall appearance.

Air Conditioning Systems

For developments with shared air conditioning systems, spring servicing helps ensure everything is ready ahead of warmer weather. Although these systems may have seen limited use during winter, regular maintenance supports efficiency and reliability.
