Springtime Property Management

As winter recedes and the days gradually grow lighter and (hopefully) warmer, the official arrival of spring on 20 March brings a welcome shift in the seasons. While spring often comes with its fair share of showers across the UK, our responsibility as managing agents is to stay ahead of the weather and ensure developments remain in excellent condition.

In our earlier blog, “Preparing Developments for Winter,” we discussed the importance of year-round planning in property management. Spring is no exception—it's a key point in the annual cycle when we carry out both routine and seasonal maintenance. This includes standard tasks like communal cleaning and landscaping, as well as less frequent but essential services such as gutter clearing, surface jet washing, and internal deep cleans.

As we move into the new season, our teams begin addressing any wear and tear left behind by the winter months. This could involve tackling structural issues, scheduling remedial repairs, or simply giving developments a thorough “spring refresh.” Below are some of the seasonal tasks typically undertaken by our in-house teams and trusted contractors:

Gutter & Downpipe Maintenance

Gutters and downpipes are critical in protecting buildings from water damage by channeling rainwater safely away from the structure. If these become blocked—often by twigs, leaves, or debris—they can overflow or suffer damage.
We routinely inspect and clear these systems to keep them functioning as intended and to prevent any potential issues.

Roof Inspections and Leak Management

Whenever accessible, we carry out visual checks of roofing systems to identify any damage or active leaks. In instances where roofs are difficult to access, we look for water ingress signs in communal interior spaces and check exterior areas from the ground or podium level.
Many developments we manage include roof-mounted equipment, like mansafe systems, which require scheduled inspections as part of ongoing service agreements.

Where roof repairs are necessary - but not suitable for the conditions - we begin planning and scheduling works to ensure timely completion during more favourable weather.

Hard Surface Assessments

Paved areas, decking, and car parks are inspected for safety and appearance. Our teams look out for cracked slabs, surface staining, or fading markings. Where required, we arrange jet washing or surface repairs to keep areas both functional and presentable.

Estate-Based Equipment

On private estates with recreational facilities like play areas or sports pitches, we examine surfaces and equipment for seasonal wear. Any required cleaning or minor fixes are arranged so residents can make the most of the outdoor spaces as the weather improves.

Landscaping and Green Spaces

Spring is the perfect time to breathe new life into communal gardens and green areas. We assess tree safety, trim shrubs, clear old foliage, fertilise lawns, and prepare flower beds with seasonal planting. Routine grounds maintenance is tailored to suit the unique requirements of each development.

Communal Flooring and Entrances

The combination of snow, mud, and salt during winter can take a toll on indoor communal flooring. We inspect entrance mats and floor finishes for signs of damage or staining and arrange deep cleaning, repairs, or replacements where needed.

Windows and Entry Points

With harsher weather behind us, we check the condition of communal windows and doors, including seals, paintwork, and fixtures. Routine window cleaning is also arranged (where applicable) to restore clarity and appearance.

Air Conditioning Systems

For buildings with shared air conditioning units, spring is a timely opportunity for servicing. Though these systems may have seen minimal use during winter, scheduled maintenance ensures they’re ready for increased demand as temperatures rise.

Covid Measures

Covid remains part of our world and therefore we will continue to follow Government guidelines as required. Any changes which will impact services, resident access & usage, and lifestyle will be communicated as and when these arise.
